Check on the Availability of Utilities
The first thing you want to do when purchasing land is to check and see what utilities are available. Are there already power or gas lines that run out to the property? Can you get cable internet out to the property?
If there is no power, gas, or internet, you need to find out if you can get those lines installed. For example, if your land is too far from another electrical line, the electrical company could refuse to put in a line for you. Or the utility company could charge you for extending the line. That is why you need to find out what it would take to get the vital utilities installed when purchasing a vacant property.
You want to make sure that you can afford to get the utilities installed if you purchase the vacant property.
Figure Out Water and Sewage
If you are purchasing vacant land that is far away from other properties, you need to research water and sewage access. Is there a well on the property? Can you drill a well on the property? How deep is the water table? If you plan on putting any buildings on the property, you want to make sure you can get water to them.
You are also going to want to figure out where you can put in a sewage system. You are going to need to examine the drainage on the property because you are not going to want to put a sewage system somewhere where water pools or near a major source of water.
Consider the Location
Finally, you need to consider the location and what you need from the location. For example, are you purchasing the property with the hopes of turning it into a housing development in the future? In that case, you want a location that offers good commute time to the nearest city or job center. You want the property to be located in a good school district.
If you are purchasing property for agricultural purposes, you want a property that will offer you water rights, grazing lands, and the correct zoning. You need to consider what you want the property for and find property that is in a good location for what you need to use the property for.
